Can't quite make out the signature, but it appears to be S. JENKINS/ S. JANKIMS OR MAYBE S. SANKINS. ON THE BACK OF THE PAINTING IT HAS THE NAME [MORGAN ROBERTS #3 M 12929. THE ACTUAL PAINTING MEASURES 20X24 AND THE OUTER FRAME MEASURES 26X30 WITH 1 INCH BORDER AROUND INNER FRAME.

This is a traditional oil painting of a valley view with birch trees in the foreground. It measures 20" x 24" (sight), and 26" x 31" (framed). It is signed on lower right "S. Jenkins". The condition is excellent overall.
Unfortunately, after searching for this artist, I am sorry to say that I could not find any similar artist's signature in our records. It seems to me that an obscure artist has executed the painting that you own.
Therefore, this is reflected in the estimate in red that appears above. The subject work's size and composition were also taken into consideration when determining these figures.
