The item presented appears to be a drawing by the German artist called Karl Wagner (1839-1923). This is a sketch of a German town painted in watercolour, pencil and black ink. It is signed "K. Wagner" on the lower right, and it measures 9.75" (h) x 12" (w). The condition looks excellent overall.
